Airbnb Cancellation Policy for Hosts: Options, Changes & Consequences

Airbnb cancellation policy has two different meanings for hosts: the policy you choose for guest cancellations, and the consequences that can apply when you cancel a confirmed guest reservation yourself. Mixing those two topics causes a lot of confusion.

Airbnb changed its home cancellation framework in recent years, so hosts should use the current Help Center rather than relying on older screenshots or blog posts.

Short stays and monthly stays use different policies

Airbnb currently treats stays of 27 nights or fewer as shorter stays for standard cancellation-policy purposes. Reservations of 28 nights or more use long-term cancellation policies.

A host can therefore need one policy for short stays and another for monthly stays.

The 24-hour cancellation period for standard short-stay policies

Airbnb’s current home-policy page says all standard cancellation policies for shorter stays include a 24-hour cancellation period. Guests can receive a full refund including taxes for up to 24 hours after reservation confirmation when the booking was confirmed at least 7 days before check-in, subject to listed exceptions.

This rule means a “Firm” or “Limited” policy is not simply nonrefundable from the moment of booking.

Flexible policy

Under Airbnb’s current standard Flexible policy, guests can cancel until 24 hours before check-in for a full refund including taxes. If cancellation happens later, the host payout follows Airbnb’s policy for nights stayed and the additional night described in the current rules.

Moderate policy

Under the current Moderate policy, guests can cancel until 5 days before check-in for a full refund including taxes. Later cancellation follows the payout/refund structure Airbnb specifies for that policy.

Limited policy

Airbnb says the Limited policy is available for reservations booked on or after October 1, 2025. Guests can cancel until 14 days before check-in for a full refund; between 7 and 14 days there can be a 50% refund structure after the initial 24-hour period; less than 7 days can result in the host being paid for the reservation nights under the policy, subject to taxes and Airbnb rules.

Firm policy

Under the current Firm policy, guests can cancel until 30 days before check-in for a full refund. Between 7 and 30 days, the current policy provides a partial refund structure; less than 7 days follows the stricter payout structure described by Airbnb.

Strict and Super Strict policies are not general defaults

Airbnb’s current help page says Strict, Super Strict 30, and Super Strict 60 are available only to certain hosts by invitation. Do not publish or rely on a generic checklist that assumes every host can select them.

Monthly stays have separate Firm and Strict options

For stays of 28 nights or more, Airbnb’s long-term cancellation rules apply. The timing and payout consequences are materially different from short stays, including rules involving the next 30 nights.

If your property attracts mid-term or monthly bookings, review the long-term policy separately.

Non-refundable option

Airbnb allows eligible hosts to offer a discounted non-refundable option for shorter stays. Airbnb states that this option is still subject to the 24-hour cancellation period that applies to standard shorter-stay bookings, with limited exceptions.

Changing your policy does not rewrite existing reservations

Airbnb’s current settings guidance says changes to your home cancellation policy apply to future reservations and do not affect pending or confirmed reservations already made under the prior policy.

This is important when you change strategy for a season: old bookings keep their original terms.

Hosts can set policies for specific dates

Airbnb provides date-based cancellation controls for eligible hosting setups. A different cancellation policy can apply based on the reservation’s check-in date. Review calendar overrides before assuming the listing-wide default controls every date.

Cancellation policy can be overridden

Airbnb notes that a listing cancellation policy may be overridden in situations such as a qualifying Major Disruptive Event or an issue covered by Airbnb’s Refund and Rebooking Policy for Homes.

This is another reason not to describe a cancellation policy as an absolute guarantee of payout.

What happens if the host cancels?

Host cancellation is governed by separate rules. Airbnb’s current Host Cancellations policy says the host does not receive the payout for a canceled reservation and may face consequences such as cancellation fees, blocked calendar dates, loss of Superhost status, or account/listing suspension or removal.

Airbnb may waive some consequences when the cancellation is caused by a valid reason outside the host’s control and the host can provide appropriate evidence.

Do not ask the guest to cancel for you

If you cannot honor the stay, Airbnb instructs hosts to cancel from their account rather than pressuring or encouraging the guest to cancel on the host’s behalf.

Choose policy based on the property, not emotion

Consider:

  • how far in advance guests usually book;
  • seasonality;
  • how difficult canceled nights are to resell;
  • average length of stay;
  • local events;
  • guest expectations;
  • your pricing strategy;
  • local rules and consumer requirements.

Track cancellation impact

Record canceled nights, refunds, whether the dates rebooked, payout impact, and lead time. One dramatic cancellation should not automatically determine the entire policy strategy.
