Your Airbnb cleaning fee should start with your real turnover cost—not with a random number copied from nearby listings. The fee has to support housekeeping while still making sense inside the total price a guest sees.
Airbnb currently allows home hosts to set a standard cleaning fee and, optionally, a lower cleaning fee for short stays of 1 or 2 nights. Airbnb says the fee is intended to help cover housekeeping after guests leave.

What does the Airbnb cleaning fee cover?
A practical turnover cost can include cleaner labor, laundry, routine consumables used during cleaning, travel or coordination cost where genuinely part of the service, and the normal effort required to reset the property.
It should not become an unexplained penalty or a substitute for every possible damage or extraordinary-cleaning situation.
Start with your actual turnover cost
Use the average of several real turnovers rather than one unusually expensive clean. Add:
- cleaner invoice or labor;
- laundry or linen service;
- routine cleaning supplies;
- normal restocking labor;
- required quality-control time;
- any recurring turnover coordination cost.
Then compare that number with what guests see in the total reservation price.
Simple cleaning-fee formula
Suggested starting fee = average normal turnover cost + recurring turnover overhead you actually incur
If a normal turnover costs $85 for cleaning, $15 for laundry, and about $10 in recurring turnover supplies and coordination, your actual cost is around $110. That gives you a rational starting point.
It does not mean $110 is automatically the right guest-facing fee. You still need to check pricing competitiveness and stay length.
Standard cleaning fee vs short-stay cleaning fee
Airbnb currently lets hosts set:
- Standard cleaning fee: applies to all stays, or stays longer than 2 nights when a short-stay fee is also enabled.
- Short-stay cleaning fee: an optional lower fee for 1- or 2-night reservations.
This is useful when a full standard cleaning fee makes very short reservations look disproportionately expensive.
Cleaning cost usually does not shrink with the stay
A one-night guest still requires bed reset, bathroom cleaning, kitchen check, trash removal, laundry, restocking, and final walkthrough. That is why cleaning cost can be relatively fixed while nightly revenue changes with stay length.

Compare fee with total guest price
Guests make decisions based on the total price, not just the nightly rate. A low nightly rate plus a very high cleaning fee can make a two-night booking less competitive than a higher nightly rate with a lower fee.
Review representative 1-night, 2-night, weekend, and week-long stays before settling on the fee.
Do not use a cleaning fee to punish checkout behavior
Airbnb’s current additional-fee guidance says hosts should not impose fees, charges, or penalties because a guest failed to perform specific cleaning or checkout tasks. Your ordinary cleaning fee should cover normal post-stay cleaning.
Unexpected damage or extraordinary cleaning should be handled through the appropriate Airbnb process rather than by inventing a routine checkout penalty.
Cleaning fee and AirCover are different things
The ordinary cleaning fee covers expected housekeeping. Airbnb notes that unexpected cleaning costs, such as smoke-odor removal in qualifying situations, may fall under AirCover for Hosts damage protection subject to its terms and claims process.
Do not increase the normal cleaning fee because you assume every guest will cause extraordinary damage.
How to set or change the cleaning fee
Airbnb’s current path for home hosts is through the listing calendar and price settings: select the listing, open Price settings, go to Fees, choose Cleaning fee, edit, and save.
Interface labels can change, so use Airbnb’s Help Center if your dashboard looks different.
Special offers require attention
Airbnb states that hosts should factor the cleaning fee into a special offer because the cleaning fee is not automatically included in the special-offer amount. That is an easy place to make a pricing mistake.
Altered reservations can change the applicable fee
If you use separate short-stay and standard cleaning fees and the guest changes the reservation length, verify that the final reservation reflects the correct cleaning fee.
Cleaning fee vs actual cleaner payment
The guest-facing cleaning fee does not need to equal the exact cleaner invoice on every stay. Costs can vary. What matters operationally is that you know the difference.
Track cleaning income and cleaning expense separately so the fee does not hide changes in labor cost.
Review by property
A studio, four-bedroom house, pet-friendly property, hot-tub cabin, and luxury home can have very different turnover requirements. Set the fee property by property rather than using one number across the portfolio without checking workload.
Review housekeeping cost monthly
Watch cleaner invoices, laundry, linen replacement, deep cleans, consumables, re-cleans, and guest complaints. If normal cleaning cost rises materially, update the pricing analysis.
