Airbnb Instant Book: Settings, Guest Requirements & When to Use It

Airbnb Instant Book lets eligible guests reserve without waiting for the host to manually approve each request. That can reduce booking friction, but only if your calendar, house rules, access process, cleaning coverage, and guest requirements are already reliable.

What Instant Book actually changes
With Instant Book enabled, a qualifying guest can confirm a reservation immediately instead of sending a request that waits for host approval. The guest still has to meet Airbnb’s baseline booking requirements and agree to your house rules.
Instant Book does not mean “accept every possible stay.” Your availability rules, notice period, trip length, occupancy limits, house rules, and optional guest requirements still shape which reservations can be made.
1. Decide whether your operations are ready
Before enabling Instant Book, make sure:
- calendar availability is accurate;
- owner-use and maintenance dates are blocked;
- cleaner coverage is dependable;
- check-in instructions are current;
- house rules are clear;
- maximum occupancy is accurate;
- pricing is reviewed;
- you have a backup process for access or cleaning failures.
If your calendar is unreliable, Instant Book can convert a small calendar mistake into a confirmed reservation problem.
2. Use the Good Track Record requirement where available
Airbnb currently offers an optional Instant Book setting called Good track record. Airbnb describes it as requiring guests to have completed a stay without incident or bad reviews.
This is a platform-level booking control, not a substitute for fair and consistent guest communication. It should not be treated as proof that a future stay will be problem-free.
3. Add a pre-reservation message
Airbnb allows hosts using Instant Book to create a preset message with questions or information for guests to respond to when booking.
Keep the message focused on the stay rather than collecting unnecessary personal information. Useful prompts include confirming guest count, expected arrival time, parking needs, pet details where relevant, or acknowledgment of important house rules.

4. Set advance notice
Airbnb’s current booking settings allow hosts to require advance notice rather than accepting every last-minute reservation. Options can include same-day booking with a cutoff time or requiring several days of notice.
Choose the notice period based on how quickly your cleaner, co-host, access process, and property can realistically prepare for a guest.
5. Use preparation time between reservations
Preparation time automatically blocks time between stays. This can be useful for properties that need more than a standard turnover window for cleaning, laundry, inspection, maintenance, or owner review.
If your team can reliably handle same-day turnovers, extra preparation time may reduce sellable inventory unnecessarily. If your team routinely struggles with same-day turns, removing preparation time can create quality problems.
6. Set minimum and maximum trip length
Trip-length settings help shape the reservations your operation can support. Minimum stays can reduce inefficient one-night gaps or excessive turnover. Maximum stays can protect against reservations longer than your business model or local rules comfortably support.
Review these settings together with pricing and occupancy, not in isolation.
7. Keep house rules visible and specific
Airbnb says guests must agree to house rules before booking. That makes house rules one of the most important filters in an Instant Book setup.
Use clear rules for smoking, parties or events, maximum guests, pets, quiet hours, parking, check-in, checkout, and restricted areas where relevant. Avoid vague rules that are impossible to apply consistently.
8. Do not treat Instant Book as a reason to ignore guest messages
A booking may be automatic, but guest communication still requires attention. Confirm unusual needs, answer questions, and address reservation inconsistencies quickly.

9. Know that host cancellations can still have consequences
Airbnb states that a host can cancel an Instant Book reservation in some situations, but cancellation fees or other consequences may apply depending on the circumstances.
Do not use Instant Book with the assumption that you can freely cancel any reservation you later dislike. Keep availability, rules, and guest requirements correct before the reservation happens.
10. New hosts may see manual-approval options first
Airbnb currently notes that some new hosts may be able to approve their first few bookings manually while they learn the process. Airbnb describes this as a limited test and the number of bookings can vary.
That can be useful if you are still testing cleaner timing, messages, access, or house rules.
11. Booking settings can affect search matching
Airbnb says booking settings may affect how a listing appears in guest search results. A listing with very restrictive notice, trip length, or availability rules may match fewer guest searches simply because fewer trips qualify.
That does not mean every restriction should be removed. Use the least restrictive settings that your real operation can support reliably.
When Instant Book is a strong fit
Instant Book is usually easier to manage when:
- the calendar is accurate;
- the property has reliable self-check-in;
- cleaning coverage is dependable;
- house rules are standardized;
- guest messages are organized;
- maintenance is under control;
- the host wants less manual reservation approval.
When manual reservation review may fit better
Manual review may be more useful while a new host is still learning operations, when a property has complex access or unusual booking constraints, or when every stay needs coordination that cannot be captured through standard settings.
The choice should be based on workflow, not on a belief that one method always creates better guests.
