Airbnb Superhost Requirements: How to Qualify and Keep Status

Airbnb Superhost status is based on measurable performance, not on an application or a one-time achievement. Airbnb reviews host performance four times a year and automatically awards or removes Superhost status based on the program criteria.

As of Airbnb’s current 2026 guidance, a Superhost must be a listing owner with an account in good standing and meet the required booking, rating, response, and cancellation thresholds over the relevant review period.

Current Airbnb Superhost requirements

Airbnb’s current Superhost guidance says hosts must meet these core standards during the past 365 days:

  • Booking volume: at least 10 reservations, or at least 3 reservations totaling 100 nights or more over 3 stays;
  • Overall rating: 4.8 or higher;
  • Response rate: 90% or higher;
  • Cancellation rate: less than 1%, excluding qualifying cancellations Airbnb does not count against the host;
  • Account status: account must remain in good standing.

Airbnb does not require hosts to apply. If you qualify, status is added automatically after the review. See Airbnb’s current Superhost requirements.

How the booking requirement works

The simplest path is 10 completed reservations during the review window. Airbnb also provides an alternative for hosts with longer stays: three reservations totaling at least 100 nights over three stays.

This prevents hosts who specialize in longer bookings from being excluded simply because they host fewer individual reservations.

Why the 4.8 rating matters

Superhost status requires an overall rating of at least 4.8. A single imperfect review usually does not destroy eligibility because Airbnb looks at the overall average, but repeated weak reviews can pull the rating below the threshold.

Do not focus only on asking for reviews. Improve the operational areas that create reviews: accurate listing information, clean turnover, reliable access, responsive communication, and functioning amenities.

How Airbnb calculates response performance

Airbnb says hosts need to respond to 90% of new guest messages within 24 hours for Superhost purposes. A response can include accepting or declining a reservation request, pre-approving or declining an inquiry, sending a special offer, or replying to the new message.

Follow-up messages in an existing thread are not the same as a new inquiry for response-rate calculation.

See Airbnb’s 24-hour response guidance.

How to protect your response rate

Use scheduled messages for predictable stages, but keep a real person responsible for new inquiries and unusual guest questions. Notifications should reach someone who can actually respond.

If you share hosting duties, define whether the listing owner, co-host, or manager owns first response. A good response process is more reliable than hoping everyone notices the same message.

See Airbnb Guest Messaging Automation.

Cancellation rate must stay below 1%

Airbnb’s Superhost guidance requires a cancellation rate under 1%, subject to exceptions for qualifying cancellations such as certain Major Disruptive Events or other valid reasons recognized by Airbnb.

This makes calendar discipline important. If your property is unavailable because of maintenance, owner use, renovation, or another planned reason, block the dates before a guest books them.

Use Airbnb Calendar Management to reduce avoidable host cancellations.

Superhost status is reviewed four times a year

Airbnb says Superhost performance is checked quarterly. You do not need to submit a new application at each review.

That means Superhost status should be treated as an ongoing operating target rather than a badge you earn permanently.

Account good standing matters

The numerical metrics are not the only requirement. Airbnb’s Superhost Terms require the host account to remain in good standing. Policy violations, account restrictions, or serious quality issues can affect eligibility even if your visible performance metrics look strong.

Airbnb also makes clear that Superhost status is not an endorsement or guarantee of a host or listing.

Superhost vs Guest Favorite

These are not the same program. Superhost status applies to the host’s performance, while Guest Favorite is listing-level recognition based on guest reviews, ratings, reliability, and other data.

A Superhost can have some listings that are Guest Favorites and other listings that are not.

Build a Superhost operating system

The most reliable way to maintain status is to connect the metrics to real workflows:

  • response rate → guest-message ownership and notifications;
  • rating → cleaning, accuracy, access, maintenance, and communication;
  • cancellation rate → calendar control and backup operations;
  • booking volume → listing availability and competitive guest experience.

Weekly Superhost review

  • new inquiries answered;
  • upcoming check-ins verified;
  • same-day turnovers confirmed;
  • open maintenance reviewed;
  • cleaning issues resolved;
  • guest complaints assigned;
  • calendar conflicts removed.

Monthly Superhost review

  • overall rating trend reviewed;
  • response rate checked;
  • host cancellations reviewed;
  • guest feedback grouped by theme;
  • listing accuracy checked;
  • cleaner and vendor performance reviewed;
  • one recurring operational problem improved.

Common mistakes that threaten Superhost status

Frequent problems include slow first responses, avoidable host cancellations, inconsistent cleaning, outdated listing details, access failures, and maintenance that remains open into the next reservation.

The solution is not to “chase the badge.” It is to improve the systems that create reliable stays.

Where the Property Management Binder fits

The Property Management Binder supports the property-level operations behind Superhost performance: cleaning, inventory, maintenance, vendors, access, inspections, and incident records.
